Overview

## Why choose roofs
The roof is the part of a glazed structure that decides whether the room below is usable. It governs the heat gain in July, the heat loss in January, the noise in a downpour and whether water ends up inside. Replacing a failing roof is often the single highest-value improvement you can make to an existing conservatory or glazed extension.

We survey and replace roofs on conservatories, glazed extensions and porches, working with insulated systems, modern glass systems and current polycarbonate. Which is right depends on how you use the room, which way it faces and what the existing structure will carry.

Every roof replacement starts by checking the structure underneath. Frames, wall plates and the junction with the house all have to be sound, and we would rather tell you that at survey than after the old roof is off.

### Who this is for

- Conservatories that are unbearable in summer and freezing in winter
- Discoloured or leaking polycarbonate roofs
- Glazed extensions with failed sealed units in the roof
- Rooms that are too loud to use when it rains
- Owners wanting to convert a conservatory into a year-round room
- Porch roofs that have started to let water inThe Adorn Range

The Adorn Range is our own product brand. It is the name you will see on your quotation and brochures, whether you are a homeowner or a trade customer having us supply and install. Each product in the range is built on a carefully chosen system, and we will talk you through the options when you enquire.

Why it matters

## What happens if it is left alone
A leaking roof rarely stays a roof problem. Water tracks along glazing bars, down into frames and back to the house wall, and the eventual bill takes in plaster, decoration and sometimes timber as well as the roof itself.

Degraded polycarbonate loses its coating and goes brittle and cloudy. Panels start to slip at the eaves, seals perish and the whole system reaches a point where patching is throwing money away.

An untreated roof problem through a winter is far more expensive in spring. Freeze-thaw widens every gap, and damp that has had months to travel is into materials the roof never touched.

### Common mistakes we are called in to fix

- Sealing over a failed glazing bar each spring instead of replacing the system.
- Replacing like-for-like polycarbonate when the reason for the project was that the room was unusable.
- Fitting a heavy insulated roof onto frames that were never designed to carry it.
- Ignoring the junction with the house wall, which is where most conservatory leaks actually start.

Our process

## How we run the project, step by step

- Step 1

### Enquiry
Call, email or send us a message with what you have in mind and we will arrange a time to come and see you. If you have drawings or specifications, we are happy to work from these too.

- Step 2

A free, no-obligation, no-pressure design visit. We talk through every option for your project so you are fully informed before any quotation is issued.

- Step 3

### Quote
A clear written quotation with full product drawings and details for the whole project, covering products, installation, making good, certification and aftercare.

- Step 4

### Survey

- Step 5

### Installation
Our own, experienced installers will carry out your project to the very highest of standards. Upon completion of the installation, you will receive all relevant certification and guarantees.

- Step 6

### Aftercare
Full aftercare service is there throughout guarantee periods and beyond.

Benefits

## What you can expect

### Usable all year
An insulated roof flattens out the extremes, so the room works in winter and in the middle of summer.

### Quiet in the rain
Insulated systems remove the drumming that makes an old polycarbonate roof impossible to sit under.

### Watertight junctions
The detail where the roof meets the house is where leaks start, so it is where we spend the time.

### Lower heating costs
Most of the heat in a glazed room leaves through the roof. Insulating it is the change you actually feel.

### Keeps the daylight
Roof lights and glazed sections can be designed in so the room stays bright.

### Ten-year guarantee
Roof replacements carry the same comprehensive insurance-backed guarantee as the rest of our installations.

In detail

## Roofs: the detail

### Insulated roof systems
An insulated roof replaces the glazed or polycarbonate panels with an insulated build-up, usually with a plastered or panelled ceiling inside. The change to the room is immediate: stable temperatures, almost no rain noise and a space that behaves like the rest of the house.

Roof lights are normally designed into the layout so the room keeps its daylight. The existing frames and base must be capable of carrying the additional weight, which is the first thing we check at survey.

### Glass roofs
Modern glass roof systems with solar control and self-cleaning coatings perform enormously better than the glass of twenty years ago. They keep the open, light feeling of a conservatory while reducing the heat gain that makes older glass roofs unbearable in summer.

Glass is the right choice where daylight into the room, or into the house behind it, is the priority and where the structure will carry the weight.

### Polycarbonate
Current multi-wall polycarbonate is lighter and cheaper than glass and is a reasonable choice for porches, carports and outbuildings, or where budget is the deciding factor. It will not give you the year-round comfort of an insulated roof, and we will say so rather than let you replace one unusable room with another.

### Survey and structure
Every roof project begins with the structure below it: the frames, the wall plate, the fixings into the house and the condition of the existing junctions. We look at all of it before quoting, and the quotation sets out exactly what is included, including making good.

Where a roof has been leaking for some time, there may be damage behind the finishes that only becomes visible once the old roof comes off. We flag that possibility upfront rather than presenting it as a surprise mid-project.

Questions

## Frequently asked questions

### How much does a replacement conservatory roof cost?
It depends on the size, the system chosen and the condition of the existing structure, so we quote after a free survey. We will price the realistic options rather than pushing you to the most expensive one.

### Can my existing conservatory take an insulated roof?
Often, yes, but only if the frames, base and wall plate are sound enough to carry the extra weight. That is the first thing we assess at survey, and we will tell you plainly if the answer is no.

### How long does a roof replacement take?
It depends on the size of the roof, the system chosen and the weather. We confirm the expected programme in writing with the quotation rather than quoting a duration before we have surveyed it.

### Will I need planning permission or building regulations approval?
Changing a conservatory roof can bring building regulations into play depending on what is being done and how the room is used. We will flag where that applies so you can check with your local authority before committing.

### Will an insulated roof make the room dark?
Not when roof lights are designed in from the start. Most conversions keep plenty of daylight while gaining year-round comfort.

### My roof only leaks in heavy rain, is that urgent?
Yes, treat it as urgent. Intermittent leaks are still putting water into the structure, and the damage accumulates quietly until it reaches plaster and timber.

### What guarantee comes with a replacement roof?
All of our installations carry a 10-year comprehensive insurance-backed guarantee underwritten through InstallSure. FENSA certification is provided for installations as applicable. Trade supply-only is not FENSA-certified.

### Is the survey really free?
Yes. The survey is free and carries no obligation. We measure, discuss the options and send a written quotation; if it is not for you, that is the end of it.

### Which areas do you cover?
We work from South Godstone across Surrey, Kent, East Sussex, West Sussex and South London, with Godstone, Redhill, Reigate, Sevenoaks and Guildford as our core territory. Our trade counter is open Monday to Friday, 8am to 5pm.
